I’m looking for a new tenant for my cozy 1-room apartment located just 10 minutes from Ansbach (Triesdorf), available starting July 1st. The apartment is in a new building and is fully furnished. It includes:

• Queen-size bed
• Equipped kitchenette (with all basic cooking items)
• Dining table
• Bathroom with mirrored cabinet

The train station is only a 3-minute walk from the house, making travel to the city and back very convenient. A private parking space is available directly in front of the building.

Supermarkets and other shops are just a 10-minute bike ride away. There’s a shared basement with a washing machine and dryer.
• Rent: €345/month, including running costs and heating
• Electricity: €31/month (billed separately)
• Availability: from July 1st, with the option for an unlimited rental contract
• Anmeldung (official registration) is possible

Please note: the queen-size bed and other furniture must be purchased for a one-time cost of €150 (negotiable).
